URBAN LAND
At the heart of IBI Group’s urban land practice is its contribution to the built environment. The firm’s consulting services are based upon a holistic approach to land use planning and development by the integration of architecture and urban design, transportation and systems design, into a single, seamless, built entity. This strategy produces a ‘win-win’ relationship. IBI Group’s clients receive a superior product – and the convenience of ‘one stop’ shopping – while the land benefits from a more rational appraisal of its limits to development.
We list a host of land use planning projects to our credit, including urban revitalization (Brownfield reclamation / redevelopment and Greyfield urban intensification), suburban sub-divisions (Greenfield new community development), ski and golf resorts, retail/office/commercial developments and transit-oriented development (TOD) programs for rapid transit corridors.
Archcontrol.com is a website that was designed to aid new home salespeople and designers in the architectural control process. It is owned and operated by IBI Group Calgary AB. www.archcontrol.com IBI Geomatics Inc. provides professional land surveys in our Calgary and Edmonton offices.

SYSTEMS
Attiki Odos Electronic Toll and Traffic Management - Athens, Greece
The Elefensina-Stavros Motorway, located in Athens, Greece, is a Design, Build, Finance and Operate (DBFO) highway project undertaken by the Attiki Odos Construction Joint Venture. The Motorway is 65 km long with 35 tunnels, 38 interchanges, and 173 tolling lanes.
IBI Group was engaged to provide the complete solution for the Integrated Tolling and Traffic Management System (ITTMS). The toll system included multiple methods of payment including Manual, Electronic and Smart Card techonlogy. The system is currently processing over 300,000 revenue transactions per day. The ITTMS includes a full range of features: traffic monitoring, incident detection, surveillance (CCTV), motorist information through arterial advisory signing, and motorway signing and tunnel control features, including lane control and speed advisory signing. The ITTMS is being expanded to include management of all of the electronic elements of the highway, including the ventilation, lighting, pumping, fire detection in the tunnels and lighting and irrigation in the open road sections – a full Motorway Management System. The communications system provides full redundancy for the all data, voice and video supporting both analogue and digital communications. The entire system was delivered in logical stages, supporting the opening of various sections of the Motorway.
URBAN LAND
Minneapolis Downtown East / North Loop Master Plan - Minneapolis, MN
IBI Group was retained in the summer of 2001 to produce a Land Use Master Plan for a 500-acre sector of Downtown Minneapolis. The study’s aim was to propose development -patterns supporting the concept of ‘complete communities’ in both the North Loop and Downtown East districts of the city, as well as providing recommendations regarding the expansion of the Downtown Core, as it relates to its Class-A office precinct. To facilitate this goal, the first phase of work entailed a detailed market analysis of the Project Area. A parallel deliverable to the assignment was to anticipate property development along the 5th Street S. Hiawatha LRT corridor, including preparation of urban design guidelines for streetscape enhancements associated with the arrival of light rail in Minneapolis. The end product included development of implementation strategies regarding regulatory framework and capital funding mechanisms.
FACILITIES
Salt Lake City Intermodal Hub - Salt Lake City, UT
The facility encompasses the design of a 35,000 sq. ft. terminal for Amtrak, Utah Transit Authority (bus and LRT), Greyhound and taxi passengers. The facility will include the retrofitting and seismic upgrade of an existing warehouse facility. The terminal building is also being submitted for LEED Certification.
Also, IBI Group was commissioned to produce a Station Area Plan for the lands surrounding the facility. This study establishes a context for the Intermodal Hub, and explores the role that it will play as a catalyst for future development in the immediate area.
